The first step is to start planning. You will need to have land and once you have that land, you will need to consider how the property will sit on that land, especially in relation to the boundaries, slope of the land, neighbours, elements such as the sun and wind, electricity and water services, existing elements that you may want to have remain on the land such as large trees etc. You will also need to think thoroughly about the type of building you’d like to create, your budget and you will need to start talking to builders and contractors to see if your thoughts are in line with reality.
In order to get a better idea of your land, you should talk to the council in your local area and they will most likely give you a project information memorandum (PIM)that will help to make the planning and design process much easier for you and your builder. Additionally, you will have to decide on and hire a host of people such as an architect, builder, interior designer, project manager etc.
You will need to work with your designer to create the best design possible and make sure it is in line with your budget. You should go through the design in great detail so that you know exactly how the property will look like on the inside, the building materials that you’ll use, the natural light that would enter the house etc. These plans would form the building consent application, if it is necessary.
Next, if you don’t plan to be the project manager, you will need to hire one and make sure there are building contracts in place. The project manager will be responsible for working with your chosen builder, tradesmen etc. It is also important that you hire a quantity surveyor and this person will determine how much material you will need as well as the cost for all the material. When hiring a builder, it is important that you get quotations from a couple of them before deciding on which one you want to work with.
You will have to formalize all of the legal contracts, make sure that builder and all of the people working for them are properly insured as well as have a plan in place for health and safety. This means you will have to ensure you know your obligations under the relevent health and safety act.
Lastly, you will have to apply for building consent as well as any other permits and consents that you may need to start building. Once you have received the necessary consents and permits, you can start building. You will typically be allowed up to two years to finish your building which is definitely more than enough time to build just about any residential property.
